It’s hard to save, so you have to create
Dor Neuman opened his remarks with a personal insight. “It is very hard to save money,” he said, explaining that the real way to advance financially is to create value, not just accumulate it slowly. He recounted that when he bought his first apartment he was in a financially difficult period, he struggled and saved, and in the end he closed the deal. “That is what taught me to move forward,” he said.
Right now it’s a buyers’ market
Neuman addressed the current situation in the market. “It’s true that prices are falling right now,” he said, “but that is exactly a buyers’ market.” According to him, there are contractors today offering attractive incentives, and the combination of more moderate prices and convenient terms creates a window of opportunity. He warned against waiting too long, “because in the end this market is going to expand again.”
Why it’s worth considering the periphery
When the host asked why someone who lives in the center, for example in Ramat Gan, would even consider buying in Nahariya or Kiryat Gat, Neuman explained the logic. A housing deal, he said, is not only a housing solution but a way to get a foot in the door of a rising market. “Buy an apartment, and then move forward,” he said. The first purchase, even if it is far from the center, is the base from which you can grow further.
A real opportunity for those who can get in
In a sharp exchange with another panelist, who argued that young people today have no chance of buying an apartment in the center without the subsidy program, Neuman agreed that the center is almost impossible. And precisely because of that, he said, whoever has the chance to get in through the program should take advantage of it. “It gives him more security,” he explained, “he can use mechanisms of subsidized loans, and he will always be able to sell later on, because it is an asset that rises in value.”
