The real odds in the lottery
In recent weeks, the big lotteries of the “Buyer’s Price” program returned to the agenda, tens of thousands of apartments at discounts of up to hundreds of thousands of shekels, in sought-after cities such as Kfar Saba, Petah Tikva, Netanya, and Jerusalem. Anyone who follows the market understands immediately: the odds of winning are very low, and sometimes it is one in tens of thousands of registrants.
Dor Neuman on the panel: “The program is far from reality”
When the topic came up for discussion on Channel 14’s economy channel, Dor Neuman, a real estate developer and co-owner of the Ahuza company, was invited to the panel table. Neuman did not mince words. According to him, the concept of “Buyer’s Price” is essentially the state investing enormous sums, but in essence, the program is very far from the daily reality of those who genuinely need an apartment.
Luxury cars at the lottery: not the target audience
Neuman compared the program to cosmetics and slogans, something that looks good in the headlines but is far from the reality of those who are truly looking for an apartment. He described a picture familiar to anyone who follows the lotteries: people who arrive at lottery events in luxury cars and buy an apartment under the program, not exactly the target audience the headlines talk about.
Aspirin for the housing crisis?
Neuman also emphasized the gap between the noise and the actual benefit. Despite the benefits for reserve soldiers and other groups, he believed that many of those who are actually eligible do not make it into the picture. “It looks to me like an aspirin,” is how he described the current solution to the housing crisis. Not a response that treats the root of the problem, but something that gives a feeling of treatment.
Still worth trying: especially in the periphery
That said, Neuman did not dismiss the program entirely. For those who do meet the criteria and can register, he suggested approaching it pragmatically: “You are simply earning money on the purchase.” But he warned, do not treat every area as if it were Kfar Saba. In the periphery, he said, the odds are significantly better: from one in 18,000 to one in 5,000. That difference, in his view, is worth the effort.
